    SUPPORTING ORGANIZATIONS
    Taking a proactive position on globalisation, Europe's top mortgage-related trade organizations for the first time ever are cooperating to enable their markets to receive the best representation, recognition as well as lend assistance to their members in maximizing the opportunities throughout Europe.



    The European Mortgage Federation brings together institutions with a special interest in the mortgage industry and the housing sector. These include mortgage banks, commercial banks, savings banks, co-operative banks, building societies, umbrella companies and insurance companies.

    The Federation represents the European Mortgage industry. Its members come from all Member States of the European Union (as well as from EEA and EFTA States like Norway and Switzerland), and from a number of accession countries. It is based in Brussels and its Secretariat currently has 9 staff members.

    Together they grant approximately 70% of residential and non-residential mortgage loans in Europe. The total volume of outstanding mortgage loans amounted to nearly 3.8 trillion euros at the end of 2000, which equals around 40% of Gross Domestic Product in the European Union. Mortgage credit has more than doubled in nominal terms compared to 1990 and has grown at an average annual rate of 8%. The mission of the European Mortgage Federation is to represent the industry at European level.

    The Council of Mortgage Lenders is the trade association for mortgage lenders in the UK, and its members undertake around 98% of UK residential mortgage lending.

    The CML exists to provide a service to mortgage lending institutions by helping to establish and to maintain a favourable operating environment in the residential mortgage and related housing markets in the UK.

    • It is the representative voice for the whole residential mortgage lending industry to a range of relevant bodies.
    • It promotes good lending practices, in particular by sponsoring the Mortgage Code.
    • It is the central provider of economic, statistical, legal, research, and other market information and analysis.
    • It provides a forum for discussion of issues of collective interest amongst members and others.

    The Association of German Mortgage Banks, with its headquarters in Berlin, an office in Brussels and a liaison office in Tokyo, comprises 21 private German mortgage banks. The Association represents the interests of its member institutions in matters of economic, capital market and tax policy as well as in law-making issues at regional and European level.

    The purpose of the Association, according to its Bylaws, is to safeguard the rights and interests of its member institutions, including PR work, in the field of capital market, housing, real estate and fiscal policy as well as in legal aspects; to support and advise the legislative bodies and authorities at a national, European and international level in all matters affecting the mortgage banks; to safeguard the interests of the mortgage banks within the Federal Association of German Banks, Berlin, and vis-à-vis other national, European and international professional associations.

It offers timely information and personal contacts that aim to improve members' understanding of housing finance developments around the globe.     Realkreditrådet (Association of Danish Mortgage Banks) was set up on 3 March 1972 and functions as the trade organisation for Danish mortgage banks.

    In 1972 Realkreditrådet took over the administration of the three organisations within the mortgage trade -- Kreditforeningernes Stående Fællesudvalg (the standing committee of Danish mortgage banks), Hypotekforeningernes Stående Fællesudvalg (the standing committee of Danish third mortgage banks) and Fællessekretariatet for de Obligationsudstedende Fonde og Finansierings-institutter (the joint secretariat for bond-issuing foundations and finance institutions) -- of which the oldest organisation, Kreditforeningernes Stående Fællesudvalg, was set up in 1887.

    Realkreditrådet is governed by a Board of Directors with 10 members appointed according to the relative size of the individual member institutions. In 2000 the following mortgage banks were members of Realkreditrådet:

    The Spanish Mortgage Association (Asociación Hipotecaria Española) is an organisation made up of banks, savings banks, credit unions and credit financial institutions which have a major presence on the mortgage market. The members of the Association hold approximately 80% of the mortgage loan market.

    As a specialised professional association, the Assocation represents its members' interests in all aspects related to mortgage activities, and it therefore maintains a close contact with the different ministries which are responsible for drawing up regulations which affect this market (principally, the Ministry of Economy, Ministry of Justice and Ministry responsible for Public Works, etc.) and with the Bank of Spain.

    The Association also takes a great interest in all matters related to transparency and protection of consumers. In this field, and together with the National Institute of Consumption, it has edited a "Mortgage loans guide", which can be consulted on this page. It also has several publications on legislation and the system of transparency of mortgages.

    The Association also provides a source of statistical information, which it updates regularly, on subjects related to the mortgage market, including interest rates and reference indexes, and also credit operations and issues of deeds. Its aim in this respect is to provide more in-depth knowledge of this market.

    The Association's international activity is basically focused on its participation in the European Mortgage Federation, which groups together the mortgage loan entity associations in the European Union. The Association plays a very active part in all the governing bodies and working groups of the EMF, and is responsible at a national level for releasing news of communications and other reports edited by the EMF in matters regarding current issues which affect mortgage business at a European level. In this way, it provides Spain with increasing knowledge of the mortgage markets of the other European Union countries.
